Marina Real Estate Development Project

The Marina Project forms part of the Colombo Port City development and requires a coordinated construction-stage BIM delivery approach to support MEP services development, coordination, and project documentation. The project includes detailed BIM development for the MEP systems at LOD 400, covering Mechanical, Electrical, Plumbing, Fire Protection, ELV, and related building services required for construction coordination. The BIM process supports the integration of services with architectural and structural information, helping to identify clashes, manage service routes, validate ceiling clearances, coordinate risers and shafts, and support construction-stage decision making. The project delivery is aligned with the requirements of CHEC BIM Execution Plan, project information exchange procedures, and ISO 19650-based information management principles. BIM models are developed, coordinated, and shared through the agreed Common Data Environment to maintain proper version control, model federation, review tracking, and submission history. This project supports the successful construction coordination of the Marina development by providing accurate, coordinated, and review-ready BIM models for MEP services at construction stage.

SIC SCOPE
Spectrum International Consultants provided end-to-end BIM services for the Marina Real Estate Development, commencing with the development of the LOD 300 Concept Design BIM model based on CHEC requirements. The scope included architectural BIM development and complete MEP modelling to support concept design coordination, stakeholder reviews, and design approvals. Following concept approval, Spectrum was engaged by Hayleys Fentons Limited to develop and coordinate the LOD 400 construction-stage MEP BIM models. The scope included detailed modelling of Mechanical, Electrical, Plumbing, Fire Protection, and ELV systems, multidisciplinary coordination, clash detection and resolution, shop drawing production, and BIM-based quantity extraction. Models were developed and coordinated using Revit and Navisworks in accordance with CHEC BIM Execution Plan (BEP) requirements, project standards, and ISO 19650-aligned workflows, supporting construction coordination, technical reviews, and project delivery.
